Before demolition

Why assess decontamination before demolishing?

Before demolishing a building constructed before 1990, you need to know what is in the walls.

Asbestos, mold and lead paint are not visible to the naked eye, but they represent serious health risks for workers and occupants.

We do not perform decontamination ourselves: this work requires specific certifications separate from the RBQ demolition license.

What we do is coordinate the entire process with CNESST-certified specialized companies, from the initial assessment through to certification of the decontaminated area.

You have a single point of contact for the whole sequence: assessment, decontamination by the certified company, then demolition. No friction, no coordination for you to manage.

Decontamination protocol compliant with CNESST standards in Montreal

Why it's mandatory

Why is decontamination mandatory?

CNESST imposes clear obligations on contractors working in buildings that may contain hazardous materials. The consequences of non-compliance are severe.

Health of workers and occupants

Asbestos exposure causes mesothelioma and other lung cancers. Mold causes serious respiratory issues. CNESST protects workers through strict exposure standards.

CNESST legal obligations

Working in a contaminated area without prior decontamination is a violation of the Act respecting occupational health and safety. Fines can reach tens of thousands of dollars, in addition to an immediate work stoppage.

Work stoppages and added costs

Discovering asbestos mid-demolition halts the site immediately and creates unpredictable costs. A prior assessment avoids this by planning decontamination before work begins.

Resale value

A building certified free of hazardous materials sells more easily and at a better price. Decontamination documentation is an asset in a real estate transaction.

Our approach

We coordinate. Certified experts execute.

If asbestos is suspected, we stop everything. CNESST regulations are clear on this and we don't compromise on the safety of workers or occupants.

How it works

The decontamination process we coordinate

We manage every step so you don't have to coordinate multiple companies.

01

Prior assessment (2 to 4 days in lab)

We refer you to a certified assessor who takes the necessary samples. The samples are analyzed in a laboratory. Analysis time: 2 to 4 business days.

02

Coordination with the decontamination company

If contaminants are confirmed, we contact a CNESST-certified company, prepare the schedule and coordinate site access.

03

Certified decontamination (1 to 7 days depending on contamination)

The specialized company carries out the decontamination work according to CNESST protocols. A small residential area: 1 to 3 days. More extensive contamination: 3 to 7 business days or more.

04

Certification and resumption of work

The decontamination company issues written certification confirming that the area is secure. We receive this document before resuming demolition work.

05

Demolition and removal

Once the area is certified secure, we proceed with demolition according to the original plan. Debris is removed to certified sorting centres.
