What we often run into in Anjou

Most of Anjou was built in the 1960s and 1970s. That's where most job-site surprises come from.

Asbestos in a 1960s or 1970s home

The sign
Original plaster, vinyl floor tiles or vermiculite insulation that was never replaced.
Why here
47.8% of Anjou's dwellings were built between 1961 and 1980. According to the CNESST, asbestos was widely used before the 1980s.
What we do
We have the materials tested before opening anything up. If asbestos turns up, a certified firm removes it, then we demolish.

A plex that still has tenants

The sign
A duplex or triplex you want to tear down and rebuild, with people still living in it.
Why here
56.6% of Anjou households rent. RCA 35 requires each tenant to be notified by registered mail, and the committee weighs the harm done to them.
What we do
We build the schedule around the public notice and the review period. Work doesn't start until the demolition is authorized.

A house torn down to build a new one

The sign
A bungalow that is too small or too worn, on a lot you plan to keep.
Why here
In 2025, 3 of the 6 demolition permits issued in Anjou were for single-family houses. Rebuilding then goes through a PIIA, the borough's architectural review.
What we do
We cap the sewer line within the 15 days required after the work and leave a clean lot, ready for what comes next.

A balcony or gallery at the end of its life

The sign
An apartment-building balcony that has to come off before a new one goes up.
Why here
In Anjou, repairing a balcony needs no permit. Building or replacing one more than 60 cm above the ground does.
What we do
We remove the old structure and tell you up front whether the replacement needs a permit.

Permits and by-laws

Which permit do you need to demolish in Anjou?

Anjou has its own demolition by-law, RCA 35, amended in April 2026. One question sorts every case: does the work remove 50% or more of the exterior-wall and roof structure?

Kitchen, bathroom, basement

That isn't a demolition under RCA 35. You need a renovation permit as soon as the work touches walls, the structure or the foundation.

  • No permit to remove cabinets, a countertop or flooring.
  • $9.80 per $1,000 of work, $167.40 minimum for a residential building.

Shed or detached garage

An accessory building comes down with a certificate of authorization, without going to the committee, unless it's a heritage building.

  • Demolition certificate: $50.
  • Proof of insurance and a letter from the contractor stating where the debris goes.

House, plex or building

The application goes to the demolition review committee, made up of the members of Anjou's urban planning advisory committee. Its sittings are public.

  • Public notice and a sign on the building at least 15 days before the sitting.
  • Objections within 10 days; the decision can be reviewed within 30 days.
  • 2026 fees: $4,500 for the review and $1,000 for the public notice, non-refundable.

Debris container

On the street, you need a temporary public-property occupancy permit. On your own lot, no permit.

  • Street: processed in 2 business days, valid 1 month, $30 plus a daily rate.
  • Lot: side or back yard only, behind a screen.

What drives the cost

What drives the cost of a demolition in Anjou

We don't quote a price without seeing the project. Here is what moves it.

The type of demolition

It sets the permit and the borough's fees, which are worlds apart for a shed and for a house.

What is inside the walls

Testing for asbestos before opening up, and removal by a certified firm if needed, adds a step.

The container

On the street there is a permit and a daily rate. In the back yard there is none, if access allows it.

The volume of debris

The Rivière-des-Prairies ecocentre charges businesses by the cubic metre and refuses asbestos, which goes to a specialized site.

Access and trees

Floors, stairs, door widths. A mature tree has to be fenced off during the work, with nothing stored at its base.

The quote

We visit, confirm which permit applies, and you get a detailed written quote, step by step.

How it works

Our demolition process

Five steps, the same on every job, so there are no bad surprises.

01

Visit and assessment

We visit the space to assess the size, materials, access and risks such as asbestos.

02

Permit review

We determine which permit the borough requires and prepare the application. It is part of the quote.

03

Detailed quote

A written price that breaks down the size, materials, method, debris removal and CNESST standards.

04

Demolition

Protective barriers go up before we start, HEPA filtration when needed, water and power made safe.

05

Removal and cleanup

Debris sorted to certified facilities, tracking slips handed over, space clean and ready for what comes next.

In Anjou, construction work is allowed from 7 a.m. to 8 p.m. on weekdays, and from 8 a.m. to 5 p.m. on weekends.
